Lionstead was appointed by the Emily Estate to deliver the Avalon Phase 3 Estate Kitchen Project, a key addition to the commercial food production facilities at Avalon Farm. Part of The Newt Hotel estate in Castle Cary, the project involved the construction of a purpose-built Estate Kitchen, featuring a high-specification food production facility on the ground floor and office space above. The scope also included extensive external works and drainage to support the site's operational needs.

Lionstead provided pre-contract quantity surveying services, Including the preparation of the Bills of Quantities. Post-contract, Lionstead delivered quantity surveying and contract administration services, such as preparing and issuing CAIs, managing costs, issuing monthly cost reports and agreeing the final account. Lionstead was also responsible for managing a change control procedure, ensuring every variation was documented and approved.
